External and internal materials have been specified to enhance longevity and quality. With terraces and operable glazing to all eight levels, the large open floorplates will benefit from extensive natural light and passive ventilation.

 

The design incorporates an optimised facade, through the placement of external blades, recessed glazing, and passive ventilation. Combined, these design features minimise mechanical heating/cooling and reduce energy costs.

The Bruce’s green infrastructure delivers a positive impact on the local urban environment, whilst creating a sanctuary for its occupants.

 

The integration of a biodiversity green roof and green façade improves air quality, mitigates the impact of climate change and provides a positive contribution to local biodiversity. It ensures a resilient, adaptable and high-quality habitat for people and the local natural urban ecology.

The biodiversity roof will be used as an active study site for research purposes by leading universities.

Designed to achieve a 5-star Green Star rating, The Bruce is the first commercial building in the City of Melbourne to exceed the Green Factor Tool target requirements.

Walkability

The site has a walk score rating of 77% for neighbourhood accessibility with local amenity and easy access to transport.

The building has been designed to deliver acoustic, lighting, visual and thermal comfort to its inhabitants.
